The issues that matter most will be divided into four categories.
- Major defects such as structural failures are major.
- Conditions that could lead to major defects, such as a roof leak, can cause serious problems.
- If not addressed immediately, there may be issues that could hinder your ability to finance, legally occupy, or insure your home.
- Safety hazards include an exposed, live buss bar at the electrical panel.
These categories must be addressed immediately. A serious problem can often be fixed inexpensively to protect life and property, especially in categories 2 or 4.
Sellers are usually honest and often shocked to discover defects discovered during inspections. You should realize that sellers are not required to fix defects found in an inspection report. There is no perfect house. Keep the details in perspective.
