What Really Matters In A Home Inspection?

It can be stressful. Although a home inspection should give you peace of mind, the results may cause anxiety. To understand the information, you will need to absorb it all in a very short time. The inspection will include a written report that includes photos and checklists and what the inspector told you during the inspection. This, along with the disclosure from the seller and the observations you make yourself, can make it overwhelming. What can you do?

Relax.

InterNACHI members are home inspector in Newnan who are trained professionals. The majority of your inspection will focus on minor imperfections and maintenance recommendations. These are important to be aware of.

The issues that matter most will be divided into four categories.

  1. Major defects such as structural failures are major.
  2. Conditions that could lead to major defects, such as a roof leak, can cause serious problems.
  3. If not addressed immediately, there may be issues that could hinder your ability to finance, legally occupy, or insure your home.
  4. Safety hazards include an exposed, live buss bar at the electrical panel.

These categories must be addressed immediately. A serious problem can often be fixed inexpensively to protect life and property, especially in categories 2 or 4.

Sellers are usually honest and often shocked to discover defects discovered during inspections. You should realize that sellers are not required to fix defects found in an inspection report. There is no perfect house. Keep the details in perspective.
