To what extent is your home inspection report warranted?

Home inspections are usually conducted by an expert team. In most cases, buyers will request the inspection, right before they move into their newly purchased property. The expert team will visit the site and inspect it. They make observations and then submit a detailed report.

So the report is collected by the buyer right before taking possession of the property. So if no issues were highlighted, it means that no defects were noticed by the expert team during the inspections.

If you are hiring the best home inspection team, you can always expertise accurate home inspection reports to be submitted after the inspection. But what we are speaking of here is related to property warranty?

Why there cannot be any warranty?

Defects in and around the property are never difficult to hide. Sellers can try and make few changes and hide the common defects. If there are mold marks on the walls, sellers can get the house painted right before the home inspections.

Even most structural damages are easy to hide. Renovations can be done by the seller to hide any structural defects within the property. So warranties are never possible here. This is because the home inspection team will always mention visible issues. The ones that are not visible will never be mentioned in the reports.

What types of warranties can the buyers expect after any home inspections?

In general, warranties may not be the same in each case. But any general inspection conducted by an expert team will offer a limited warranty.

Structural damages

Structural damages are never easily visible from the exteriors. They may be deep-seated. The foundation might have been affected, but is not visible on the superficial layer. So this may not easily be reflected even during the inspection period.

But any home inspection report will always offer with warranty for at least a few months as far as structural damages are concerned.

Mould safe homes

During the inspection time, mold marks were never visible on the walls or ceiling. But that does not mean they will never come back. The report will mention that the property was mold-free when the inspection was conducted.

But if there are cracks on the walls or ceiling, molds can always return.

Sewer lines

Home inspectors will inspect the condition of the sewer and water lines. They may never inspect the lines from the inner side. So if the lines are damaged from the inside, it may not be reflected in the reports.

If any protection coating has been used by the homeowner, then the life of the coating will decide the warranty period.

Well, protected roofs will always be inspected and warranted for a specific period. But you have to keep in mind that it does not guarantee that it will never damage in the future.
